ListDirect ("we," "us," or "our") is a technology platform that connects home sellers and buyers directly, and facilitates connections between sellers and certified real estate agents. We are not a licensed real estate brokerage.
Our services include AI-powered tools for pricing, listing descriptions, offer review, and market analysis. These tools are for informational purposes only and do not constitute professional real estate, legal, or financial advice.
To use ListDirect you must:
ListDirect charges a 1% platform fee of the final sale price on all Direct listings that close successfully through our platform. This fee is collected at closing.
There is no upfront cost to list your home. You only pay if and when your home sells.
Certified agents who receive leads through ListDirect agree to pay a 10% referral fee to ListDirect from their commission on each successfully closed transaction sourced through our platform.
This fee is due within 30 days of closing. Agents who fail to remit the referral fee may be removed from the platform.
All certified agents on ListDirect have contractually agreed to provide a minimum cashback rebate to sellers at closing. The minimum cashback amount is stated on each agent's profile.
Our AI-powered tools — including the Home Pricing Tool, Listing Writer, Offer Review, and Contract Helper — are provided for informational purposes only. They do not constitute:

You are responsible for maintaining the security of your account credentials. You agree not to share your password or allow unauthorized access to your account. ListDirect is not liable for any losses resulting from unauthorized account access.
We reserve the right to suspend or terminate accounts that violate these terms, engage in fraudulent activity, or misuse the platform.
Sellers are responsible for ensuring all listing information is accurate, complete, and not misleading. Providing false information about a property may result in account termination and potential legal liability.
ListDirect does not independently verify listing information and is not responsible for inaccuracies in seller-submitted content.
ListDirect is not liable for any direct, indirect, incidental, or consequential damages arising from your use of the platform, including but not limited to:
Our total liability to you shall not exceed the fees you have paid to ListDirect in the 12 months prior to the claim.
All content on ListDirect — including our brand, design, AI tools, and platform technology — is owned by ListDirect and protected by copyright law. You may not copy, reproduce, or distribute our content without written permission.
By submitting listing content, photos, or other materials, you grant ListDirect a non-exclusive license to display that content on our platform.
These Terms are governed by the laws of the Province of British Columbia, Canada, and applicable Canadian federal laws. Any disputes shall be resolved in the courts of British Columbia.
For users in the United States, these Terms shall also comply with applicable state and federal laws.
We may update these Terms from time to time. We will notify registered users of significant changes by email. Continued use of ListDirect after changes constitutes acceptance of the updated Terms.
